What is actually growing up there

The black streaking running down a Surfside Beach roof is not dirt and it does not wash off with rain. It is a hardy algae that feeds on the limestone filler blended into asphalt shingle, and once a colony establishes it spreads downslope with every rainfall because the spores travel in the runoff. On the shaded north pitch you will usually find lichen alongside it, which is a different problem entirely: lichen puts a rootlike holdfast down into the granule bed and grips. That is why scrubbing a lichen patch leaves a bare spot behind. The organism has already displaced the granules it was sitting on. What we are removing is living, so the treatment has to kill it at the root rather than knock the visible part off and leave the colony to regrow from what stayed behind.

Why pressure is off the table on shingle

A pressure washer will absolutely clean a shingle roof. It will also take the granule layer with it, and that layer is the only thing standing between the asphalt mat and the UV load this stretch of coast puts on it. Strip it and the shingle goes brittle, cups at the edges and starts shedding in earnest within a couple of seasons. We soft wash instead: a low pressure application, closer to what a garden hose puts out than a washer, carrying a cleaning solution that does the work chemically. The solution sits, kills the growth through, and a gentle rinse carries it off. Every major shingle manufacturer and the asphalt roofing trade body say the same thing about pressure on shingle, and a pressure-damaged roof is a fast way to lose whatever warranty coverage is left on it. If a company quotes you a roof job and the word pressure comes up, that is the end of the conversation.

The lot is the hard part on the Family Beach grid

Surfside was platted tight. On a lot off Melody Lane or Poplar Drive there is often a driveway on one side, a fence on the other and a neighbor close enough that overspray is a real consideration rather than a theoretical one. A raised cottage compounds it, because elevating the living space also raises the ridge, and reach that would be routine on a slab house inland becomes a genuine planning problem here. So we settle the setup before a drop of solution is mixed: where the truck parks, how the hose runs without crossing a walkway someone needs, which side we work first so the rinse water drains away from the house rather than under it. On a lot this size there is usually exactly one workable sequence, and finding it on the fly is how landscaping gets burned and a neighbor gets a phone call.

Landscaping, and what we do about it

The plantings that survive this close to the beach tend to be the ones people have spent real money on, because the salt kills the rest. Palmetto, oleander, wax myrtle and whatever is holding the dune side of the yard together are not replaceable in a weekend. The cleaning solution is dilute by the time it leaves the roof, but dilute is not the same as harmless to a plant that is already stressed. So beds get saturated with clean water before we start, which fills the soil so it cannot take up much of anything else, they get covered where the runoff concentrates, and they get rinsed again on the way out. Gutters get flushed as part of the job rather than as an upsell, because everything we take off the roof ends up in them.

How long it holds this close to the water

Shorter than inland, and it is worth saying so up front rather than letting you discover it. Salt aerosol coming off the Atlantic settles on every surface in Surfside and leaves a slightly tacky film. That film is a foothold. Airborne spores that would have blown off a clean roof stick to it instead, and the colony re-establishes on a shorter clock than the same roof would run in Conway or out toward Carolina Forest. The other local factor is shade. A cottage with mature live oak over the north pitch holds moisture into the morning long after the south pitch has dried, and that side will always come back first. A realistic expectation on the beach side of Highway 17 Business is somewhere in the two to three year range, with the shaded pitch showing first. Anyone promising you five is either not working near the ocean or not counting.

When a wash is the wrong thing to buy

Sometimes the answer is do not spend the money. If the shingles are cupping at the corners, if the tabs are lifting where they should be sealed down, or if you are finding a meaningful load of granules washed into the gutters and the downspout splash blocks, that roof is worn out rather than dirty. Cleaning it will not add life to it and the wash itself is harder on a shingle that has already lost its granule bed. The same goes for a roof with active leaks, soft decking underfoot, or flashing that has pulled away at a chimney or a plumbing boot. Those want a roofer, not us. We would rather tell you that on the first visit than take the job and have you spend the money twice. If it is genuinely growth on a sound roof, a soft wash is one of the cheapest things you can do for it, and the difference on a raised cottage you can see from the street is immediate.
