Why a deck and a patio are two different cleaning jobs here
On the Grand Strand, deck and patio get used as if they were one phrase, but the surfaces underneath that word are not cleaned the same way, and the mistake most often made is treating a wood deck like flat concrete. A raised wood deck - the kind on stilt and second-story beach houses from the Ocean Boulevard rentals down to the Surfside family cottages - is boards, gaps, railings and stairs that all collect growth in the places water lingers. A paver or concrete patio sits at grade and takes the flat-surface machine that a wood deck should never see. The method has to fit which one you have, and a lot of properties on this coast have both attached to the same house.
What makes the split worth naming is that the pressure that cleans a concrete patio cleanly will damage a wood deck. High pressure on pine drives water into the grain, fuzzes the soft earlywood between growth rings, and can lift paint or stain off a rail in a strip. We clean wood by soft washing - a cleaning solution put on at low pressure and left to sit while it loosens the growth, then rinsed - and we save real pressure for the concrete, pavers and stone that actually need it. Getting the order and the method right is most of the difference between a deck that still looks good in two years and one that shows wand stripes after the first season.
What is actually on a Myrtle Beach deck, and what is only weathering
The dark film and green cast that build up on a coastal deck are living growth, and they are not a sign the wood has failed. Mildew and algae need three things - warmth, moisture and something to feed on - and a shaded wood deck on the Strand has all three most of the year. The ocean keeps the air humid at night even when the days are dry, and the boards under a covered porch or beneath a full canopy of live oak or palmetto stay damp well into the morning. That is where the growth starts first: in the board gaps, along the bottom of a rail, in the corner where a joist meets the rim, and on the shaded underside of a stair.
Salt is the second thing on a beach deck. Near the oceanfront it arrives as a fine film on the wind, and while it does not grow on its own, it holds moisture against the wood and gives the mildew something to cling to. Farther inland - Conway, Socastee, Carolina Forest - it is the tree canopy that does the work instead, keeping shaded decks damp long after an open, breezy lot has dried.
Not everything dark is alive. A deck that has gone grey over years of sun and salt is weathering, not dirt - the surface fibers of the wood have oxidized, and no cleaning solution brings that colour back. A soft wash restores a deck that is carrying growth; it does not re-stain a deck that has simply aged. That distinction is worth being honest about up front, because it decides whether the answer is a cleaning or a cleaning followed by a stain, and it is why we look at the deck before we quote rather than promising a result from square footage alone.
Wood, composite, painted rails: matching the wash to the surface
Pressure-treated pine is still the most common decking across Horry County, and it cleans well with a soft wash as long as the wood is sound. Composite decking - the capped boards on newer Carolina Forest and Market Common builds - does not grow mildew into the material the way wood does, but it holds a film of pollen, salt and general use on the surface, and it wants a gentle cleaner and low pressure so the cap is not marred. Painted rails, trim and lattice need the gentlest treatment of all: a soft wash lifts the film off the paint without stripping it, and pressure will take paint off in patches that are nearly impossible to blend. Concrete and paver patios take the surface cleaner at real pressure. Screened porches are their own case and are covered below.
When we walk a Grand Strand deck we are looking at three things before anything comes out of the truck: what the decking is made of, whether the wood is sound or soft, and whether there is a stain or sealer on it that a wash would change. A deck that is due to be re-stained anyway cleans up and can be washed more firmly; a freshly sealed deck wants nothing but a light rinse, because washing it removes the very protection that was just applied. Asking that up front is how you avoid paying to have a two-week-old sealer stripped off by a well-meaning wash.
Raised decks, stairs and railings are where the work actually is
A flat deck of open boards is the easy part of the job. The parts that make a coastal deck look dirty even after it has been washed are the railings, the stairs, and the dozens of small corners where growth takes hold and ordinary washing misses it. Spindles and balusters have to be reached individually. The underside of a rail cap holds moisture and greens up before the face does. Stair treads, especially under a shaded overhang, collect growth in the grain where a boot lands every day. On a raised beach house, the joists and the underside of the deck itself stay shaded and damp year-round and carry their own film.
On a soft wash we do the whole deck in one chemical pass, but the railings, stairs, screen corners and tight spots get hand attention so the growth is actually broken up and rinsed out of the gaps rather than left to reappear in a few weeks. This is the difference between a deck that looks clean from the driveway and one that stays clean when you are standing on it. It is also why a flat per-square-foot price on a deck with long runs of spindles and a big stair is not telling you the whole story - the hand detail is where the time goes.
Screened porches and the enclosure need a gentler approach
The screened porch is arguably the most-used outdoor room on the Grand Strand, and it is also the fastest to go dingy. Trapped humidity and shade let mildew climb the screen mesh and the frame while algae works on the deck boards below, and the corners where a screen meets a post stay damp almost constantly. Cleaning a screened porch means handling the mesh, the frame and the floor as separate surfaces. The mesh and painted frame get a low-pressure soft wash so the film lifts without stretching a panel or bending a rail; the wood, composite or paver floor below gets the method matched to what it is.
The screen enclosure changes the job in one practical way: runoff has to be controlled. On an open deck the rinse drains off the edge; in a screened porch it stays inside the room, so plants, furniture and the power outlets on the wall need protecting and the rinse has to be managed rather than just sprayed around. That is routine work for us across the Myrtle Beach rental stock, the lanais off the Intracoastal in Socastee, and the enclosures on the Carolina Forest golf-course lots where a screened porch is the whole reason people are outside.
Paver patios, concrete and stone: the flat surfaces that do take pressure
The ground-level half of the deck-and-patio job - a paver patio, a concrete slab, a stone walk - is where real pressure is the right tool. Pavers and concrete grow a slick green film in the joints and the shade, and they take a shrouded surface cleaner that spreads the pressure evenly and rinses the growth out of the seams without blasting the sand out from between the pavers. A plain concrete slab comes back to a clean, even finish the same way, and a stone patio cleans with the method matched to the texture of the stone.
Pavers ask for one thing concrete does not: the sand packed into the joints is what holds the whole surface level, and aiming a high-pressure wand straight down a seam will wash that sand out, after which the stones rock, settle and let weeds move in. We keep the pressure steady and even on pavers so the face comes clean and the joints stay full. If the patio also needs the sand replenished and the surface sealed afterward - common on oceanfront paver drives where salt and hard sun eat the joints - that is the paver-sealing service rather than a wash, and we will tell you which one you are looking at before we start.
When to clean a deck or patio on the Strand, and what it will not fix
Timing on a beach market is governed less by the calendar than by the rental schedule. A property that turns over every week through the summer wants the deck clean and dry in the shoulder window before the season fills, and again after the crowds thin in the fall, so guests never land on a slick, green deck. For owner-occupied homes, the single best window is after the spring pine pollen finishes dropping - washing before that just coats a clean deck in a fresh layer of yellow film - and then again late in the year before the damp winter sets in and feeds the growth.
Two honest limits apply to any deck or patio wash. One, cleaning does not fix soft or rotten wood. If a board is spongy, a stair stringer is sagging, or a rail wobbles, that is a repair, not a cleaning, and washing it only makes the damage more obvious. We will tell you so and point you at what actually needs fixing rather than taking the money and pretending. Two, a wash that removes growth does not restore a badly weathered, grey deck on its own - that needs a stain or sealer after the cleaning, applied once the wood has fully dried, if you want the colour back and the growth held off longer. On the coast that follow-up is what makes the cleaning last, because salt and humidity start working on bare wood the day the wash dries.
