Carolina Forest sits far enough inland that the thing driving window work at the beach, salt haze blown off the ocean, is simply absent here. That is mostly an advantage. Nearly every lot on the newer streets runs an irrigation system, and the rotors set into the foundation beds throw a fan of water that clips the first-floor panes on every cycle. The options are mechanical polishing, which is slow and specialist, or replacing the unit. Pine pollen loads the screens, and screens are what most crews skip
These subdivisions were cut out of pine woods and the trees were largely left standing, so for a few weeks each spring everything wears a yellow coat. Pollen on glass is easy. Pollen in screen mesh is not, because it packs into the weave, and the instinct to blast it out with a garden hose turns dust into paste and drives it deeper. Screens come off the house, get washed flat on their own, and go back only once the frames are dry, otherwise the aluminum channel wicks moisture straight back onto the pane you just finished. An arched unit over the front door, a stack of windows climbing the stair, a two-story family room with a bank of glass at the top that nobody has touched since closing. Those are interior pole and ladder jobs done from a landing, working over a rail and around whatever furniture sits below, and they are the part of the estimate that separates a real quote from a phone number. Tempering can leave tiny particles fused into the surface, and a scraper drags them across the pane and cuts permanent arcs that read as scratches in raking light. Many builder warranties also exclude glass damage once the house is occupied, so the repair lands on you. Our order is chemical dwell first, then careful lifting, and if the residue will not release we stop and say so rather than trade a haze for a set of scratches.
How the visit runs, and why the glass goes last
Sequence matters when the windows are part of a larger clean. Washing the walls sends dirty run-off straight down over the panes, so glass is always the final surface we touch, never the first. Interior and exterior go together on the same visit, since half of what looks like an outside problem is film on the inside face.
